A New Young Talent

In the busy and prestigious area of Avenue Road and Lawrence where the competition for builders is rising daily a new builder is attracting a lot of attention. Her name is Sula Kogan of King's & Queen's Homes Inc. Most are impressed with her ability to design and do interior finishes; however, if you start to discuss the process of building with Kogan you quickly realize her main concern lies in the quality of construction.

Kogan's experience with custom building is somewhat different from most builders. Kogan started out in the Avenue Road and Lawrence area learning from homeowners what problems and dislikes they had with their homes, everything from water pressure to why the air circulation in their homes was so poor. Kogan will do her best to understand her client's needs before undertaking the project in order to complete the best finished project for her clients. Kogan has a simple motto when it comes to after sale service, she does not expect there to be any! Once Kogan hands over the keys to the homeowner, she is confident that her home was completed with the satisfaction of the homeowner and quality that will endure the test of time.

Very confident in her ability to build top quality homes, Kogan assists with the design of the mechanical drawings to ensure the best circulation possible for each home. She spray-foams areas for insulation (more effective than fiberglass batts); works directly with the electrician and homeowner to ensure that all lightning will be utilized to its maximum capacity; oversees first-hand the insulation of all water and pluming pipes; makes sure that the property has the most current and up-to-date telephone and cable wiring for computers, Internet and home networking. She hand-picks natural stone for her homes, and many more items that homeowners may not realize but that she knows will ensure a beautiful, comfortable, trouble-free home for all her clients.

Just this past summer Kogan pre-sold two homes that she had under construction and has new homes for the following season in the works. Clients are reassured that their home is carefully looked after because they know that Kogan will not take on too many projects at one time and are reassured in the speed and quality of construction when they see that she is on site seven days a week and returns calls and meets with clients at any time of day.

Home owners are definitely left impressed with this young builder after she educates and reassures them of all the great features the construction of their home will have. If all of this was not enough from a builder, Kogan then starts with her interior design skills. Here one quickly sees her European background shine through and her elegant taste, which in part can be contributed to her history education and love of antiques.

In this area of interior finishes, which Kogan calls the "fun part", she does not like to limit the homeowner with strict schedules. Kogan asks her clients to show her what they want and than works towards achieving the vision the homeowner foresees. Kogan explains that many clients are often disappointed with certain aspects of room dimensions or finishes and therefore. Kogan is continually meeting with her clients to ensure that they notice and like all the developments as they progress through various stages of construction. Kogan's keen eye and sense of perfection allows her to catch any problems that may arise in the home and immediately instruct trades to make changes. Kogan explains, "I would never want anyone to move into their custom home and decide that the closet, wall, or the colour of their granite is not what they wanted or had expected and therefore reviewing and visiting the site with homeowner regularly allows me to give as many options as possible for the homeowner." Kogan often goes shopping with her clients for interior items and loves to find people that they want at the price they can afford. Kogan does not like to disappoint or have the cost of an item be the determining factor for a client. It's clear to see that Kogan's passion for her work and dedication has in very short time proven to set her apart from any of her competitors.
